Never Miss a Home Again

In addition to MLS Listings, there are many different ways to find properties that are not listed on-line. Looking for properties in non-traditional ways can go a long way in giving your clients the peace of mind they will need to know that nothing will be missed.

 

1. Collapsed transactions – Find sellers with homes under contract that do not close, and homes in which you may have an opportunity to purchase before they are returned to the “Active” status. Search for homes that are “pending” or “under contract”.

2. Solicit your personal network and in the real estate industry to find suitable properties – Publish a list of your buyers (use ID #’s instead of names) in your newsletter monthly or on social media channels weekly.

3. Search lists of properties For Sale by Owner – Search FSBO websites every couple of weeks for listings.

4. Compile a list of new builds and projects – Familiarize your clients with new inventory in the area they are interested in. Visit and register your client on http:// newhomelistingservice.com for additional options.

5. Create a VIP Buyers List for pocket and exclusive listings at CIR REALTY – Make a list of your buyers and advertise them at Monday Meetings and network with other Realtors in the company to find pocket listings. These are homes that are not for sale, but sellers have expressed interest in possibly selling if the right opportunity came about.

6. Geo-hunt for properties listed for sale – Send out flyers or letters to a specific area stating that you are looking for homes for a specific buyer. This can be a great opportunity to find new listings as well.

7. Landlords and Posted Rentals – Check for rental ads that match what your client is looking for and contact the landlord to see if they are interested in selling instead.

8. Post property wanted ads in newspapers or on local sites such as Kijiji – Advertisements about specific buyers attract sellers. This can be an opportunity to find new listings as well.

9. Search you personal list of upcoming inventory and pocket listings – Do you personally have any pocket listings or homes coming on the market shortly?

10. Search for homes on lists of expired, cancelled, withdrawn or terminated listings within the past 60 days – In this case, you will be contacting the previous listing Realtor and not the client directly if your client is interested. Chances are, a lot of these people still want to sell.
